Wisconsin Real Estate License: Salesperson

Requirements to Obtain a Salesperson License:

      •  Be at least 18 years old
      • Complete 72 hours of education within four years before submitting for licensure, or:
      • Complete 10 academic semester credits in real estate or real estate related law.
      • Pass the State and National Exam
      • Submit application to the Wisconsin Department of Safety and Professional Services (DSPS) with all required items.

Wisconsin Real Estate License: Broker

Requirements to Obtain a Broker License:

      •  Be at least 18 years old
      • Have held a real estate salesperson license for at least 2 year within the last 4 preceding application.
      • Meet one of the following three options:
          • Complete the Board approved 72 hour program for Brokers within four years before submitting the application for licensure. For additional information, refer to the Wisconsin Admin Code
          • Complete 20 academic semester hour credits at an institute of higher learning in real estate or real estate related law.
          • Submit evidence that you are licensed to practice law in Wisconsin.
      • Pass State and National Exam
      • Submit application to Wisconsin Department of Safety and Professional Services (DSPS) with all required items.

Salesperson & Broker Continuing Education

      • Licensed real estate brokers and salespersons must satisfy continuing education requirements during each licensing period: December 15 of even-numbered years to December 14 of even-numbered years.
      • All licensees must complete 18 hours of continuing education in each biennium through six approved 3-hour courses.  Courses 1, 2, 3 and 4 and two elective courses are required.
      • Pay applicable fees
      • Renewals can be done online or via paper forms. 
      • As of December 1st, 2016 Brokers are no longer exempt from CE requirements if their first biennium being licensed as a Broker.
