Nevada State Requirements


Nevada Real Estate License: Salesperson

Requirements to Obtain a Salesperson License:

      • Be at least 18 years old
      • Provide certificates of completion for the following:
          • 45 Hours or 3 college credits of Real Estate Principles
          • 45 Hours or 3 college credits of Real Estate Law – must include 18 hours Nevada law
      • Pre-licensing education from another state may be accepted. Please see the reciprocity agreement or contact the Nevada Real Estate Division for details
      • Two fingerprint cards processed by a government or law enforcement agency within the last year
      • Pass the State and National exam within 12 months

 

Salesperson Post-License: Requirements for First Renewal

      • First-time licensees must complete 30 hours of continuing education within the first 12 months of licensure, with proof of completion submitted to the Nevada Real Estate Division
      • 30 hours must consist of:
          • Agency – 3 hours
          • Contracts – 3 hours
          • Ethics – 3 hours
          • Law and Legislation – 3 hours
          • Broker Management – 3 hours
          • General Courses – 18 hours
      • At least 15 of the 30 hours must be taken through live classroom

 

Salesperson Continuing Education:

      • Licensees must complete 24 hours of continuing education every renewal period, with proof of completion submitted to the Nevada Real Estate Division
      • For license renewals after July 1, 2015, subsequent renewals are valid for 2 years
      • 24 hours must include:
          • Agency – 3 hours
          • Contracts – 3 hours
          • Ethics – 3 hours
          • Law and Legislation – 3 hours
          • General Courses – 12 hours
      • At least 12 of the 24 hours must be taken through live classroom

Nevada Real Estate License: Broker and Broker/Salesperson

Requirements to Obtain a Broker or Broker/Salesperson License:

      • Be at least 18 years old
      • Complete the required education
      • Applicants for a Broker’s license (not a Broker/Salesperson license) must have been active engaged as a full-time licensed real estate broker or salesperson for at least 2 of the 4 years immediately prior to the issuance of a Nevada Broker license
      • Applicants may apply for a Broker/Salesperson license without meeting the experience requirement
      • An applicant for a Nevada Broker/Salesperson license must complete 64 semester units of education (as of January 1, 2001):
          • Real Estate Law (including 18 hours of Nevada Real Estate Law — NOT waived by experience) – 3 semester units or 45 hours
          • Real Estate Principles – 3 semester units or 45 hours
          • Real Estate Appraisal – 3 semester units or 45 hours
          • Real Estate, Business or Economics – 15 semester units
          • Broker Management Training (NOT waived by experience) – 3 semester units or 45 hours
          • Non-Specified Units (can be in for-credit general studies courses, from an accredited college or university) – 37 semester units
      • Experience may be used in place of some education. Contact the Nevada Real Estate Division

 

Broker and Broker/Salesperson Continuing Education:

      • Licensees must complete 24 hours of continuing education every renewal period, with proof of completion submitted to the Nevada Real Estate Division
