California Real Estate License: Salesperson

Requirements to Obtain a Salesperson License:

      • Be at least 18 years old
      • Successfully complete 135 hours of education to include:
          • Real Estate Principles – 45 hours (required)
          • Real Estate Practice – 45 hours (required)
          • Real Estate Appraisal
          • Property Management
          • Real Estate Finance
          • Real Estate Economics
          • Legal Aspects of Real Estate — *offered in Kaplan packages
          • Real Estate Office Administration
          • General Accounting
          • Business Law
          • Escrows
          • Mortgage Loan Brokering and Lending
          • Computer Applications in Real Estate
          • Common Interest Developments
      • Pass the State Licensing Exam (must be provided by the State)
      • Upon passing the exam, applicants will receive an application for Licensure. For timely processing, please make sure to submit your application with all necessary items at the same time:
          • Fingerprints
          • Background Check
          • Submit all fees

 

Salesperson First Renewal Educational Requirements

      • Renewal periods are every 4 years
      • Must complete 45 hours of Continuing Education to consist of:
          • Five separate three-hour courses in the following subjects: Ethics, Agency, Trust Fund Handling, Fair Housing, Risk Management
          • A Minimum of 18 hours of consumer protection courses
          • The remaining hours required to complete the 45 hours of CE may be related to either consumer service or consumer protection courses
      • Complete application and pay applicable fee
      • Participants taking a correspondence offering or package of offerings shall be limited to completion of final examinations for a maximum of 15 credit hours during any one 24-hour period. A participant shall not be granted access to additional segments of the final examination for offering or a package of offerings that exceed 15 credit hours until the 24-hour period has elapsed.

 

Salesperson Continuing Education:

      • Renewal periods are every 4 years
      • All Salespersons with an expiration date on or after 1/1/2016 or who are renewing on a late basis on or after 1/1/2016 must complete 45 hours of Continuing Education to consist of:
          • One 8-hour survey course covering the six mandatory subjects (Ethics, Agency, Fair Housing, Trust Fund Handling, Risk Management and Management and Supervision)
          • Licensees are able to take each subject separately if so desired.
          • A minimum of 18 hours of Consumer Protection
          • The remaining hours required to complete the 45 hours of education may be related to either consumer services or consumer protection courses.
          • Complete application and pay applicable fee
      • Participants taking a correspondence offering or package of offerings shall be limited to completion of final examinations for a maximum of 15 credit hours during any one 24-hour period. Requirements to Obtain a Broker License:

      • Be 18 years or older
      • Successfully have completed the following 5 courses:
          • Real Estate Practice
          • Legal Aspects of Real Estate
          • Real Estate Finance
          • Real Estate Appraisal
          • Real Estate Economics or Accounting — Note: If both Real Estate Economics and Accounting are taken, only two courses from the above group are required.
      • Successfully have completed 3 of the following courses:
          • Real Estate Principles
          • Business Law
          • Property Management
          • Escrow
          • Real Estate Office Administration
          • Mortgage Loan Brokering and Lending
          • Advanced Legal Aspects of Real Estate
          • Advanced Real Estate Finance
          • Advanced Real Estate Appraisal
          • Computer Applications in Real Estate
          • Common Interest Developments
      • Take and pass the Broker Examination
      • Submit completed application
      • Pay applicable fee

      • Brokers renewing on or after 1/1/2016 or who are renewing on a late basis on or after 1/1/2016 must complete 45 hours of education consisting of:
          • Six 3 hour courses in the following subjects: Ethics, Agency, Trust Fund Handling, Fair Housing, Risk Management, Management and Supervision
          • 18 hours of Consumer Protection courses
          • The remaining hours required may be related to either consumer service or consumer protection courses.
      • Complete application and pay applicable fee
      • Participants taking a correspondence offering or package of offerings shall be limited to completion of final examinations for a maximum of 15 credit hours during any one 24-hour period. California Real Estate Examinations

      • Examinations are held by the DRE.

 

To apply for the SALESPERSON Exam:

      • Include any required fee, cash is not accepted.
      • Obtain transcripts showing successful completion of the required education.
      • Mail in the completed application, appropriate fee and course transcripts, or apply online.
      • Once qualified, an Examination Schedule Notice will be sent to you.
      • If you are not qualified at the time the application is submitted, applicants will be notified in writing and applicants will have two years from the date of receipt of the application in which to complete the qualifications and take the examination.
